How to read this. Prices are medians, not averages, so a handful of unusually large or premium sales does not move the headline. Resale covers secondary sales only and excludes off-plan and first sales from the developer. Gross yield is the area-level rent to price indicator, before service charges, agency fees and vacancy. Supply figures are current totals and are not tied to the 12 month comparison window.

The dashed segment is the quarter in progress.

VolumeThe last 12 months delivered 606 resale deals, down 32.2% on the prior 12 months. The shaded band marks that window on both charts.
PricePrice per sqft printed AED 1,030 in 2026 Q3, up 7.7% year on year. Prices are holding up while volume eases, so the two lines are no longer moving together. That gap is the thing to watch.

Income buyers High yield with a high deal count means income and an exit. Yield alone with few deals means the building is hard to sell out of.
Owners A building at the bottom of this table is not underperforming. It is priced for capital, not income, and it attracts a different buyer.
Method. Deals are registered resale sales over the trailing 12 months. Median rent is taken from new registered tenancy contracts only, renewals excluded, so the figure tracks what a unit lets for today rather than what sitting tenants pay. Yield is median rent divided by median sale price for the same building, gross of service charges. Buildings shown have at least 10 deals and both medians available.
