Sale and rent index
Both series rebased to 100 at the first month shown, so they compare as movement rather than level. Rent per sqft is an annual figure and sale price per sqft a capital value, so only the shape is comparable.
Sale price per square foot, with monthly volume
The line is the five-month average of the monthly median. Bars are the number of sales registered that month — a thin month makes a jumpy median, so read the line where the bars are tall.
Rent per square foot a year, with contracts registered
Annual rent divided by unit size. New tenancies price at whatever the market pays; renewals are capped by the rent calculator and lag the turn, which is why the two are shown separately below.
Year on year
Each month against the same month a year earlier, on the smoothed figures.
Gross yield
Rent per sqft over sale price per sqft. Before service charges, vacancy and fees.
Apartments against villas
Sale price per sqft. Villa medians rest on far fewer deals and swing harder.
Off-plan against resale
Priced on different bases. Resale is the closest thing here to like-for-like, and it is where the cycle reads clearest.
New tenancies against renewals
The gap between the two is what a sitting tenant is saving, or paying, against the open market.
Year by year
Average of each year's settled months, on the current filters.
