What does gross rental yield mean?

Gross rental yield is the annual rent a property earns divided by its price. Net yield also deducts service charges, fees, maintenance and vacancy, so it is lower.

Formula: Gross yield = annual rent ÷ purchase price × 100

What should you watch out for?

  • Dividing a median rent by a median price gives a different number, because the two medians come from different units.
