Market concept

Why does DXBinteract report median prices instead of averages?

Median vs average price: The median is the middle sale; the average (mean) is the total value divided by the number of sales. In 2025 the median Dubai property sold for ⃃ 1,550,000, while the average (mean) was ⃃ 3,182,907 — 105% higher, because the most expensive sales pull the average up.

What does median vs average price mean?

The median price is the price of the middle sale when all sales are sorted: half sold for more, half for less. The average (mean) is the total value of sales divided by their number.

Property prices are skewed by a few very expensive deals, which pull the average far above what a typical buyer pays. The median is not moved by them, so it is the better measure of a typical price.

Formula: Mean = total sales value ÷ number of sales; median = middle value of the sorted prices

What should you watch out for?

  • Medians of different unit mixes are not directly comparable — compare like with like (same type and bedroom count).
